The floor system is a German designed product called Hebel flooring, manufactured here in Australia. It is one of the few building materials in Australia classified as 100/100/100, meaning it is fire-proof, insulated, sound absorbent and chemical free.
The exterior cladding is made from Weathertex, a Queensland made product that is chemical free and comes with a 25 year warranty.
Modern Cottages also offers a private consultation with an interior designer to help with colour schemes, hard wood flooring options, the finish on the kitchen and the different choices of stone bench tops.
The granny flats at Modern Cottages are built on site just like a normal house, sitting on 75×75 hot dip galvanized steel posts with an aim to be 600mm high from outside ground level to inside floor level. We have allowed for standard 900mm deep x 450mm round holes with concrete for the steel posts.
The timber walls, ceiling, roof, and floors will all be fully insulated as per Australian standard. A 125L electrical hot water system will also be included.
All the granny flats at Modern Cottages are built by QBCC licensed tradesmen with a 7.5-year structural QBCC guaranty. They will also come with a QBCC home warranty insurance and be fully certified at completion by a private certifier.
